Choosing Where to Live in New Zealand

A major part of moving to New Zealand will be finding somewhere to live and settle in. You'll find a variety of different places to live here, from family-friendly homes in the suburbs or aparments in the city to new townhouses or sprawling lifestyle blocks. With all this choice, along with other considerations such as school zones and transport, finding the right house in the right neighbourhood can take time, so you might want to start off by renting before you consider purchasing. This will give you time to assess the property market and figure out exactly where you want to live.

First, you'll need to pick a region, which will most likely be based on where you're going to work, but then you'll need to find the right neighbourhood, followed by the right property. There's a lot to take into consideration so here are some things you'll need to think about.

Regions and Neighbourhoods

Once you've confirmed where you'll be based for work, you can move on to looking for the right neighbourhood to live in. Choosing an area to live will affect pricing and house types so you'll want to do some research, but looking at popular property websites can give you a good idea of what's available and where, along with expected prices.
You can also talk to our real estate partner, Bayleys, New Zealand’s largest full-service real estate agency who can provide you with market knowledge and expertise to help you with your move.

If you haven't chosen the region where you'd like to live and work yet, you can also get some ideas from our region pages.

Types of Housing

There are many different types of residential property across New Zealand, and the one you choose will be based on your choice of lifestyle, along with the neighbourhood that you're looking to live in. You can get an idea of the various types, prices and where they're located by searching using the filters on Bayleys.co.nz

When it comes to choosing a place to live, make sure to ask about insulation and the amount of sun it gets as winter can feel quite cold in New Zealand's wooden houses!

School Zones

If you're moving to New Zealand with children, you'll also have to consider school zones when choosing where to live.

State schools in New Zealand are zoned, so if you live in the enrolment zone for a school, your child will be guaranteed a place at the school. If you wish for your child to attend a school that you are not 'in zone' for, you can apply for enrolment but there's no guarantee that your child will be accepted.

There are also private schools across the New Zealand that are not constrained to zoning but have limited spaces and enrolment fees.

You can see all the schools in New Zealand, along with their type and enrolment zone, using the link below:
